Real estate is among the economic groups most affected by the COVID-19 epidemic. According to Dr. Su Ngoc Khuong, Senior Director of Savills Vietnam, resort projects are in a difficult position.
In addition, a significant number of lessees in Ho Chi Minh City and Hanoi have had to cancel leasing agreements and accept losing the initial deposit cost.
Regarding the housing segment, Dr. Khuong said that it was still quite early to assess the overall impact of the disease.“Housing is an everlasting demand for the people, so the COVID-19 epidemic is a transient challenge period of the market. Difficulties, if any, will be themotivation to buy houses for residence will be slowed down or the buyers of houses for selling will stop to preserve their funds,” Khuong said.
He said the market is recording a decline in transactions and investors are also considering whether to open and sell new projects in the current context.
According to Khuong, by issuing Directive No. 11 / CT-TTg, we have seen the Government has made drastic and practical efforts, and real estate enterprises have especially benefited.
Firstly, real estate enterprises can expect the Government and relevant ministries and agencies will review and cut administrative procedures and reduce costs which have beenconsidered a burden for many years. This is a solution to revive enterprises in the epidemic period and something enterprises always need.
Second, ministries, central agencies and localities must accelerate the disbursement of investment capital and improve the business environment, helping speed up economic and infrastructure development.
Thirdly, the promotion of transparent and objective communication on results of COVID-19 epidemic control and prevention in Vietnam can make us confident that the resilience of the Vietnamese market is quite good compared to other countries thanks to good control of the epidemic.
From a macro perspective, enterprisesalways focus on profit. However, in the COVID-19 epidemic, enterprises in each industry, field of production, business and services will have their own difficulties which require appropriate solutions.
This requires the establishment of separate Government advisory committees to address difficulties for each industry. For example, import-export enterprises need to solve problems of procedures, exchange rates and foreign currency trading; or public transportation enterprises will encounter problems in terms of gasoline prices and the number of passengers.

"The tax reduction may have a positive impact on profit-making enterprises, but not effective for loss-making enterprises. The economic stimulus solution only well plays its role when it helps enterprises grow to pay taxes and maintain ’resistance’. When Covid-19 is over, the aftermath of the disease and the resistance of enterprises to their development is the main story”, said Khuong.
